Office vacancy in Bratislava still high

Office vacancy in Bratislava fell slightly to 13.8% in the first quarter of this year, CBRE data show. Demand for offices fell after the pandemic and vacancy rose to a record 14.2% in 4Q23. However, companies mostly have multi-year contracts for offices and cannot respond quickly to changes in circumstances. The market has been stabilized by the halt in new construction. The average rent was up 11% annually at €15.5 per sqm a month in 1Q. Prime rents rose 6% to €18.5.

Only 6,900 sqm of new offices will be completed this year. The next big new project (Chalupkova Offices by Penta) will hit the market in 2026.
